What does "one-time close" actually mean?
You go through underwriting and closing once. The loan covers the construction period and then converts to your permanent mortgage, rather than requiring a second loan and a second closing when the build finishes.
Can I use any builder?
The builder goes through an acceptance process first. There is a defined package they complete, and there is a list of already-approved builders. Worth checking early, because it affects your timeline.
How do payments to the builder work?
Through a draw schedule tied to construction milestones, with inspections along the way. Your loan officer and the construction team coordinate that.
Can I build on land I already own?
Often yes, and equity in the lot can factor into the file. Bring the details and we will look at it.
